About control.haus
An independent BACS compliance planning tool for EU building owners
control.haus helps facility managers, building owners, REIT teams, and energy consultants understand whether their non-residential buildings fall under the EPBD Directive 2024/1275 Article 13 building-automation mandate — and what to do about it before the 2029 deadline. We turn directive text and national transpositions into clear scope checks, ROI models, and funding routes.
How we work
Primary sources first
Every regulatory claim traces back to the directive text (EUR-Lex Directive 2024/1275) or a named national transposition — GEG in Germany, the Décret BACS in France, the Bouwbesluit in the Netherlands. Where a position rests on draft legislation or industry guidance rather than enacted law, we label it as such.
Confidence is stated, not assumed
The regulatory tracker marks each country Verified, Provisional, or Needs Review. We would rather show you a Provisional label than present an unconfirmed deadline as settled fact. Compliance decisions carry real cost, so the uncertainty is part of the answer.
Planning, not certification
control.haus helps you scope BACS obligations, model the investment, and find funding before detailed engineering begins. It does not issue legal, engineering, or funding certification, and it never replaces a qualified adviser or the official national authority.
What control.haus covers today
We maintain in-depth national guides for nine EU member states — Germany, France, the Netherlands, Italy, Spain, Belgium, Austria, Ireland, and Poland — plus an EU-wide regulatory tracker covering all 27 member states with transposition and enforcement status. Coverage expands as we verify additional national implementations against official sources.
The full source registry, authority levels, and last-reviewed dates are published on our Sources & Assumptions page. This is a billing-gated beta: scope and capability checks are free, while ROI, funding, and portfolio tools require a Pro subscription.
Corrections and contact
We treat accuracy as a shared responsibility. If a deadline, threshold, or national detail looks wrong, tell us and we will review it against the primary source. Reach us at hello@control.haus or through the contact form.
